A rebuild value is the amount of money it would take to rebuild your home if it was destroyed beyond repair by a fire or flood. It’s an essential part of your policy because an undervaluation will leave you with a big bill if it was needed. It should include the costs of demolition and clearing, architect costs, planning fees, all materials and labour and room fittings.

How much does buildings insurance cost on average?

Recent data suggests that the average cost of building insurance is around £150 per year, rising to just under £200 per year if you add contents insurance to the policy.

What happens if significant content value changes occur?

If the value of your home contents increases significantly, possibly through acquiring a valuable piece of art or upgrading white goods and electricals, you may need to inform your contents insurer, or your policy may not cover the new possessions.

Do you need to take building and content policies together?

No, you can choose to take out separate policies and some clients choose not to take out contents insurance at all

Although it is not a legal requirement to take out mortgage protection insurance, we strongly advise considering it. Life insurance will protect your home for the recommended term, and it would give you the peace of mind that your family could remain in the property in the event of your death or serious illness.

Do lenders charge fees, and will they be refunded if my mortgage is declined?

Lenders sometimes charge fees, and these may be payable on application and some on completion of the property purchase. Some fees may be refundable. Your mortgage broker will explain applicable fees – including if they are refundable - and when they would be due. Your mortgage broker will always provide you with an ESIS (mortgage illustration) for any mortgage they discuss with you, and this will clearly show the breakdown of any fees and their terms.

Loan amounts will differ from lender to lender, and some lenders may offer a bigger mortgage than others.
